Dedicated to thoughtfully listen to the design and budget goals and to guiding clients through all the stages of building their dream home, Hann Builders’ goal is to always serve the best interests of their clients and construction of their new home.

Hann Builders is comfortable working from mature plans or starting from scratch with one of our architect/designers. In both cases, value engineering recommendations are often suggested to enhance the efficiencies of construction.

In a design build scenario, giving preliminary pricing throughout the design phase, clients are able to make a series of informed “go and no go” decisions. The plans, specifications and pricing are refined based on those client driven decisions until ready for construction. Becoming immediately aware of any cost implications, clients are able to make informed decisions and adjust accordingly if necessary.

Allowance accounts are established and included within the overall construction budget for subjective selection items such as appliances, plumbing fixtures and tile. Hann Builders partners only with reputable suppliers and we encourage our clients to shop at key showrooms to help ascertain appropriate allowance budgets.

This ongoing pricing structure reduces unpredictability and anxiety for our clients. The final fixed price changes only at the discretion and with the approval of the client after the contract is signed.

Our Purchasing Manager works with our affiliation with Custom Builders USA to ensure we order materials with the best unit pricing and with our loyal vendors and contractors, who regularly request new work due to our reputation, work load and on time payments.

Hann Builders and the entire collaborative team, including our vendors and sub contractors, are always reminded we are not just building a house, we are building someone’s home. We all take this charge very seriously and pledge to focus on all the details and concentrate on stellar service. The Design Build Process

Initial Consultation – to Preliminary Design (no charge)

~ Discuss lifestyle needs and general parameters for home

~ Define budget goals and finish level

~ Overview of design build process

~ Determine project viability

Professional Service Agreement (“PSA”) and Deposit/Fee

~ Execute simple PSA and plan for first design meeting (“PSA” fee due)

~ Introduction design meeting with architect / architectural designer

~ New Home Questionnaire

~ Determine design criteria including architectural style of home, number and size of rooms, living area square footage, room finishes, functional needs, outdoor living areas etc.

~ Set initial budget expectations

~ Subsequent to design consultation, allow two to three weeks for delivery of a  1/8” scale drawing of the first and second floors along with a front elevation rendering

~ Develop construction specifications and allowances

~ Review and refine floor plans and specifications

~ Prepare preliminary estimates

~ Meet as required until preliminary design and estimate are consistent with client’s wishes.

¼” Scale Drawings (50% of total architectural design fees plus any retainer due)

~ Authorization is given for design of the entire home

~ Subsequent to plan revision approvals, allow six to eight weeks for delivery of a  ¼” scale drawings of the first and second floors along with renderings of all elevations

~ Review and make necessary revisions to plans and specification

~ Review and update preliminary bids and estimates accordingly

~ Meet as required until preliminary design and estimate are consistent with client’s wishes.

Full Engineered Construction Drawings (30% of total architectural design fees plus approximately $3000 for soil sample testing and engineering)

~ Clients authorize full construction drawings

~ Subsequent to plan authorization, allow four to six weeks for completion of drawings which will include delivery of a  ¼” scale drawings of the first and second floors along with renderings of all elevations, lighting and electrical plans, interior cross sections, foundation design and site plan.  Special mill work or custom details are available for additional design fees based on the scope of work.

~ Order soils sample and testing

~ Engage engineer, allow 3-4 weeks for completion of foundation and framing designs.  Engineer is also required to provide plans for items including but not limited to retaining walls, atypical structural interior designs like a cantilevers or open stair case and some brick/stone columns which are not included in typical engineering fees.

~ Review and make necessary revisions to plans and specification

~ Review and update preliminary bids and estimates accordingly

~ Final Drawings and Final Estimates (balance of architectural design fees due)

~ Client gives final approval of plans and specifications

~ Clients to make pre-construction selections

~ Order bid sets of plans and gather supporting trade pricing

~ It will take approximately 2-3 weeks to obtain hard bids and to prepare and present final pricing and contract

Contract Signing

~ Present final plans, specifications and allowances and budget

~ Execute contract and acknowledge each page of plans and specifications

~ Submit construction documents to lender and assist with pursuing a timely closing (approximately 2-4 weeks)

~ Pre-construction meeting with project manager and Hann Builder support team

~ Provide home owner manual
